Lender Benefits

Payment Processing

No more postdated cheques to keep track of, or deposit. Let our automatic payment system collect the payments from your borrowers and deposit them directly into your bank account.

Deposit Reporting

Receive a detailed report for every deposit made to your account, including a precise breakdown of all payments.

Monthly Portfolio Reporting

At the end of every month, you will receive a full detailed portfolio summary report. This report will outline the balance of every mortgage, along with any payments or advances that occurred.

Annual portfolio reporting

At the end of the year, you will receive a full detailed report for the entire year, including the interest earned, all payments made and the balance of each loan.

Late or NSF payment collection

If there are any late or NSF payments, we will handle the collection work. We will work with the borrower to bring their account current.

Renewal of mortgages at maturity

At the end of your borrower’s mortgage term, we will correspond with you about renewing the file, and will then negotiate and arrange the renewal with the client.

T5 preparation

We will prepare and file a T5 investment slip with the CRA for the interest you earned in the previous calendar year.

Insurance coverage administration

You never need to worry if your borrower’s insurance policy is current. We correspond with the insurance company to obtain the new policy when it is up for renewal.

Payout statement and mortgage discharge

We will prepare the mortgage payout statement when requested by the borrower or their solicitor. We will also arrange the discharge documents for you, accept the payout funds and have them deposited into your bank account.

Text message notification of deposits

We will notify you by text message when a deposit has been made to your account. This message will inform you of the amount deposited and what date the funds will be available.

Secure online portfolio access 24/7

Receive a secure login to our online investor portal, where you will see up-to-date information of your entire portfolio, updated balances, payments that have been made, payments that are past due, and detailed information about the borrower or property. The portal will even display property locations using Google maps. All at your fingertips, 24 hours a day, 7 days a week.

Delinquency or foreclosure action

Unfortunately, foreclosures do happen from time to time, and when they do, you can count on us to take the burden off your shoulders. We will handle the full process; whether the client simply needs a little bit of help, or we need to take legal action. We can work with the borrowers to get them back on track or bring in our team of realization lawyers who specialize in keeping the foreclosure process as smooth and quick as possible.

Correspond with accountant or solicitor

If your accountant or solicitor requires additional information regarding your portfolio, you can count on us to be your contact to answer any questions on your behalf and provide any further reports or information required to keep your financial records and statements in excellent shape.

Text message payment reminder

Borrowers will receive a text message reminder at least two days before the payment due date. This feature considerably reduces NSF or returned payments.

Secure online account access 24/7

Borrowers will have access to our online borrower portal to see information about their loan, payment due dates and payment history.

Annual mortgage statements

We will prepare and deliver annual mortgage statements to borrowers that outline the full year of payments, any outstanding charges owed and the balance of the mortgage.
